7R, a developer of high-quality warehouses, is starting construction of the state-of-the-art 7R City Flex Poznań East I complex, a last-mile logistics facility.
7R City Flex Poznań East I is a modern warehouse of 9,800 sqm, located in the Franowo district of Poznań just 3.5 km from the A2 motorway near the Krzesiny junction. 7R City Flex are strategically located city logistics facilities that offer modular warehouse space and modern offices, providing efficiency of last mile operations and easy access to city centres and key roads.
Already 77 per cent of the building's space has been leased, demonstrating the strong interest in the project. One of the tenants is a company providing logistics solutions for the pharmaceutical industry. The company has leased 1.2 thousand sqm to be used as a local warehouse. Another tenant will occupy 5.9 thousand sqm for a temperature-controlled urban warehouse. - The excellent urban location and easy access to public transport were key factors for the clients. The proximity to the urban infrastructure will significantly improve their' logistics operations and make it easier for the employees to commute. The possibility to rent small modules, ideally tailored to the individual needs of the client is the key asset of this warehouse. Currently, we have the last two modules of approximately 1,100 sqm free for lease - says Magdalena Kostjan, Business Development & Leasing Director at 7R.
The 7R City Flex Poznań East I project is distinguished by its high quality and the use of innovative solutions. The modern façade with subdued colours fits perfectly into the urban landscape of the surroundings. The warehouse will be equipped with energy-efficient LED lighting with dynamic DALI control system, which will ensure optimal illumination of the space. Skylights will allow access to natural daylight, which will improve working comfort and reduce energy consumption.
To minimise heat loss, the airtightness of the façade will be significantly increased. A 50 kWp photovoltaic installation will provide the building with clean energy
and will reduce the carbon footprint, in line with the project's ecological standards. A building management system (BMS) will also be implemented.

The building will be equipped with an electric car charging station, which will significantly support the development of electromobility and sustainable transport. The façade will be partly made of Fossil Free Steel, with virtually zero carbon emissions.
7R plans to have the building assessed under the multi-criteria BREEAM certification, with the aim of achieving the Excellent level. Construction is scheduled for completion in the first quarter of 2025.
