The construction of the final stage of 7R Park Lublin East I has begun. The fourth warehouse, covering over 57,000 square meters, is fully leased.
The fourth and final building will expand 7R Park Lublin to 110,000 square meters, making it the largest in the region. "The completion of this final stage is a key milestone wrapping up our project. The park has an excellent location – just 4 kilometres from the centre of Lublin, adjacent to the bypass, with convenient access to expressways. This is one of the factors contributing to the success of its commercialization. So far, we have leased over 100,000 square meters to leading brands," says Michał Białas, Co-CEO of 7R.
"The dynamic growth of this region and the high activity of companies from the FMCG, TSL, and manufacturing sectors confirm the strategic importance of Lublin as a logistics and industrial hub, meeting the growing market needs. We are looking for additional land properties in this region," adds Joanna Ociepka-Wojciechowska, Leasing Director at 7R.
The facility will be equipped with a range of advanced solutions aimed at reducing operating costs and minimizing its carbon footprint. Among the applied technologies is the DALI dynamic lighting control system, which automatically adjusts light intensity based on external conditions, significantly reducing energy consumption. Additionally, the building will feature photovoltaic panels with a capacity of 150 kWp, with the possibility of further expansion. The use of low-consumption water devices, such as sensor-controlled taps and showers, will significantly reduce water usage, supporting sustainable natural resource management. The facility will meet the BREEAM "Excellent" certification criteria.
Dekpol is the general contractor for the works. Currently, intensive earthworks are underway at the construction site, including removing the topsoil layer, preparing the site, stabilizing the working platform, relocating the stormwater drainage system, and beginning foundation work. The progress is on schedule.
The 7R Park Lublin East I project also emphasizes biodiversity in line with the spirit of sustainable development. The park's grounds are sown with meadows of local wildflowers, resilient to climate changes. The area is enclosed by green fences, and the presence of insect hotels, beehives, and bird feeders supports local fauna.The needs and comfort of employees and visitors have not been forgotten. 7R Park Lublin East I offers modern amenities such as electric vehicle charging stations, a covered and illuminated bike shelter, which promotes sustainable transport, and provides a space for rest during work.
Current tenants of 7R Park Lublin East I include: the Polish food distributor Spiżarnia, the wholesaler Specjał, the logistics company Nagel Group, Media Expert, Euro RTV AGD – electronics and household goods retailers, and Parys – a manufacturer and distributor of automotive chemicals and cosmetics.
